Hoover is the busiest part of our week, and the reason is straightforward: a lot of houses, most of them with two-car garages, spread across four decades of building booms that each left a different kind of slab behind.

Three eras of Hoover concrete

Hoover grew in waves, and you can tell roughly when a house was built by looking at its garage floor.

The Riverchase generation, 1970s and 1980s. Ranch and split-level houses with attached two-car garages, slabs now forty or fifty years old. These are usually well-poured, well-cured concrete that has simply been living. Expect surface pitting, oil staining that has soaked deep, and control joints with chipped edges. The concrete underneath is generally sound and takes a coating well once it has been ground back. Some of these predate routine vapour barrier use, so basements in this age of house get tested.

The 1990s expansion, Trace Crossings and around Lake Cyrus. Larger houses, often three-car garages, and slabs poured with a vapour barrier as standard. This is the easiest kind of floor to coat. The common complaints here are cosmetic rather than structural: dusting, tyre marks and a floor that has never looked finished.

Greystone and the 2000s onward. Big garages, sometimes with a separate bay for a golf cart, and newer slabs. New concrete brings its own consideration: a slab needs to have cured properly before it takes a coating, generally at least 28 days and preferably longer, and the surface laitance has to come off. Builders' floors are often power-trowelled to a very hard, closed finish, which grinds slower and needs more aggressive tooling than people expect.

Bluff Park and the older streets

The houses up around Bluff Park and along Shades Crest Road are a different proposition again. Older, often on sloped lots, and a good number have basements or lower-level garages cut into the hillside. That geometry means soil against the wall on the uphill side and a slab that can carry more moisture than a flat lot in Riverchase would.

These are the Hoover jobs where we most often want a calcium chloride test before quoting. Not because the floors cannot be coated, but because a hillside basement slab pushing vapour upward will lift a coating from underneath within a couple of years, and it is a cheap test compared with doing the floor twice.

What Hoover garages ask for

A three-car garage is common here, and it changes the conversation in a practical way. More square footage means a better price per square foot, and it usually also means part of the floor is doing a different job: two bays for cars, one for the mower, the freezer and the storage racking.

Flake blends are the standard choice, and for a good reason beyond looks. A textured floor hides everything a Hoover garage generates: pine needles walked in from the yard, red clay off boots in spring, tyre marks, and the drips that come off a car that has been sitting in an afternoon thunderstorm.

The other frequent request is grip on the apron and the slope. Plenty of Hoover driveways fall toward the garage, and a smooth glossy floor at the bottom of a wet slope is a genuine hazard. Aggregate in the topcoat fixes that and costs very little.

Pool decks

There are a lot of pools in Hoover, and pool deck coating is a bigger share of our work here than anywhere else in the metro. The two requirements pull against each other: enough texture to be safe when wet, and a surface that a barefoot child can cross in July without complaint.

Colour does most of the heavy lifting on the second one. A light flake blend can run twenty degrees cooler than a dark solid colour in direct sun. Getting that right matters more than any product claim on a datasheet.

Scheduling in Hoover

One local practicality worth mentioning: many Hoover neighbourhoods have homeowners associations, and a few have rules about work vehicles, skips and weekend hours. Depends almost entirely on colour. Light flake blends stay noticeably cooler than dark solid colours in direct summer sun, and that difference is what decides whether the deck is usable barefoot in July.

Can you do a three-car garage in one day?

Usually yes, on a sound slab. What extends it is significant crack repair, removing an old coating, or a moisture test coming back high.

Will my HOA have a problem with it?
