Commercial gyms, CrossFit boxes, martial arts studios, physiotherapy clinics, hotel fitness rooms and the home gyms that took over a lot of Birmingham basements and garages in recent years.
They divide cleanly into zones, and the mistake is treating the whole floor as one specification.
The zones and what each one needs
Free weight and platform areas. Repeated high-energy impact. A coating on bare concrete will chip and crack here, and the concrete underneath can spall. This zone wants rubber over the top of a coated slab, not a coating doing the work alone.
Machine floor. Static heavy loads and point loading from machine feet. Impact is minimal. A properly built coating handles this well.
Cardio. Vibration and sweat. The real enemy here is moisture and salt from perspiration finding its way into any gap.
Studio and functional space. Foot traffic, sliding, grip requirements when wet with sweat.
Changing rooms and wet areas. Standing water, cleaning chemicals, and a genuine slip obligation.
Being straight about impact
This is the part that matters and the part that gets oversold.
No floor coating is impact-proof against a loaded barbell dropped from overhead. Coatings are measured in mils, which is thousandths of an inch. A 100kg bar landing on a point does not care.
What a coating does in a lifting area is seal and protect the slab underneath the rubber, stop dust, and make the concrete cleanable if the rubber ever comes up. That is worthwhile and it is not the same as protecting against impact.
The right build for a platform area is a coated slab with proper rubber matting or a purpose-built platform over it. Anybody quoting you a coating alone for a CrossFit floor is either not listening or hoping you will not test it.
Sweat, and why it matters more than it sounds
Perspiration is salty, mildly acidic, and it gets everywhere in volume. In a busy gym it is the most consistent chemical exposure the floor has.
It finds pinholes. It sits in joints. It works into any termination that is not properly sealed. Over time it can attack an inadequate topcoat and it will certainly attack unsealed concrete.
Two implications: the topcoat needs decent chemical resistance rather than being purely decorative, and terminations at walls, columns and equipment bases need proper sealing rather than a neat line.
Grip
A gym floor gets wet from sweat rather than from rain, and it gets wet in the middle of the floor rather than at the entrance. People move fast on it and change direction.
Texture is not optional in a studio or functional training area. Aggregate grade gets specified with the understanding that this floor gets sweated on and mopped daily, so it needs to be grippy and cleanable at the same time.
In changing rooms and around showers, grip requirements go up again.
Noise and vibration
Worth raising because it is frequently the actual complaint, particularly in multi-tenant buildings and in converted spaces around Birmingham's older commercial stock.
A coating does nothing for noise transmission. If impact noise into the unit below is a concern, that is an acoustic underlay and floating floor question, and it needs to be resolved before the finish rather than after.
Home gyms in basements have the same issue in reverse: noise going up into the house.
Home gyms
A large share of this work in Birmingham is residential now, in basements and garages converted during and after the pandemic.
The specification is the same logic at smaller scale. Coat the slab properly, then rubber over the lifting area. In a basement, the moisture testing that applies to any basement floor coating applies here too, and it applies more urgently because rubber matting over a damp slab traps moisture underneath.
That last point is worth emphasising. Laying rubber over an untested basement slab is a good way to grow something under it.
Cleaning and maintenance
Gyms clean daily with disinfectant, and disinfectants are not neutral. Quaternary ammonium compounds and bleach-based cleaners both take a toll on an underspecified topcoat over time.
Worth telling us what your cleaning regime actually uses, because it changes the topcoat specification. It is also worth knowing that a floor cleaned daily with something aggressive will need its topcoat refreshed sooner than one that is not.
Line marking and zoning
Applied into the coating rather than taped down, so it survives the traffic that tape does not.
Useful markings in a fitness space: platform boundaries, sled and prowler lanes with distance markers, stretching and mobility zones, walkways between equipment, and keep-clear areas in front of emergency exits and electrical panels.
Distance markings along a sled track are the one most often requested and most often forgotten at quoting stage. It costs very little to include and it is awkward to add later, because it means bringing the crew back for an hour of work.
Worth planning this against how the room is actually laid out rather than how the original drawing said it would be, because equipment tends to migrate in the first year.
Slab condition in converted spaces
A lot of Birmingham gyms are in converted retail units, old warehouses or garage buildings. That brings the usual inheritance: previous floor coverings, adhesive residue, saw cuts from removed partitions, and patches where machinery was anchored.
None of it is a barrier. All of it needs identifying before quoting, because removal of an old vinyl adhesive across a large studio floor can be a bigger line item than the coating itself.
Where the building is old enough to have no vapour barrier under the slab, that matters more in a gym than in a shop, because rubber matting laid over a damp coated slab traps moisture underneath it and creates a problem you cannot see until you lift the mats.

The layout with zones marked, what happens in each, whether rubber is going down and where, the slab condition and age, your cleaning products, and your opening hours.
Most gym work happens overnight or during a closure, and fast-cure systems are usually what makes that possible.

Can a coating take dropped weights?
Not on its own, and nobody's can. A coating is thousandths of an inch thick. Lifting areas need rubber or a platform over a coated slab.
Why coat under the rubber at all?
It seals the slab, stops dusting, and means the concrete is clean and protected if the rubber is ever lifted. It also stops moisture wicking into the underside of the matting.
Will sweat damage the floor?
It will attack an underspecified topcoat over time, and it will certainly damage unsealed concrete. It is the most consistent chemical exposure a gym floor has.
Will it help with noise?
No. Noise is an acoustic underlay question and it has to be solved before the finish goes down.
Home gym in my basement — anything different?
Test the slab for moisture first. Rubber matting over a damp basement slab traps moisture underneath, and that becomes a different problem.
How do disinfectants affect it?
